VanCasa Member & Site Policies
These Member & Site Policies (“Policies”) provide the practical rules for making reservations and using VanCasa locations. They apply together with the VanCasa Terms of Service, your applicable membership terms, and the terms of your reservation.
VanCasa locations are designed primarily to provide legal, designated places to park overnight. They are not intended to operate like traditional campgrounds or residential properties. We want members to be able to comfortably enjoy their vehicles and parking spaces without unnecessary rules, while respecting other members, neighboring properties, and the land we are privileged to use.
Individual locations may have additional rules because of property conditions, fire restrictions, weather, law, insurance, neighboring uses, or other legitimate operational needs. Site-specific rules will be communicated through the site listing, reservation information, signage, or other reasonable notice.
1. Reservations Are Required
A valid reservation is required to occupy a VanCasa parking space unless VanCasa expressly states otherwise.
A membership by itself does not give you the right to occupy a location. This applies even when your membership includes waived nightly parking fees.
Reservations are subject to actual availability. Membership does not guarantee a particular location, parking space, date, geographic market, or amount of future capacity.
VanCasa may establish reasonable limits on booking windows, consecutive reservations, or lengths of stay as operational needs develop.
The current standard booking window may allow reservations up to six months in advance.
2. Check-In and Checkout
Unless your reservation says otherwise:
- Check-in begins at 12:00 p.m. local time on your arrival date.
- Checkout is by 12:00 p.m. local time on your departure date.
Please leave your space by checkout so it is available for the next member.
VanCasa may send checkout reminders as a convenience. There is not currently a separate late-checkout penalty merely for missing noon, although remaining at a location without valid authorization may become an unauthorized stay.
3. Your Parking Space
Your reservation authorizes temporary use of your assigned parking space.
VanCasa may change a space assignment when reasonably necessary.
Vehicles, tents, awnings, chairs, tables, cooking equipment, and other personal property should remain within your assigned space and must not obstruct roadways, neighboring spaces, emergency or access routes, or designated safety areas.
An empty neighboring space is not part of your reservation unless VanCasa authorizes its use.
A reservation provides temporary permission to use a parking space. It does not create a lease, tenancy, residence, easement, storage right, or continuing right to occupy the property.
4. Vehicles and Registration
VanCasa may require the vehicle associated with a reservation to be registered using its license plate and other reasonably necessary identifying information.
You are responsible for determining whether your vehicle is appropriate for a location, including its dimensions, weight, ground clearance, turning requirements, traction, and mechanical condition.
Drive carefully and follow applicable law and reasonable site-specific traffic or parking instructions.
Reckless or dangerous vehicle operation is prohibited.
5. Guests
Guests are welcome subject to the applicable reservation and site rules.
VanCasa may require the names of guests associated with a reservation. A guest vehicle must be registered when required.
The member making the reservation is responsible for the conduct of their guests and for their compliance with these Policies.
Children may accompany an adult member or reservation holder. The responsible adult remains responsible for children and other dependents accompanying them.
VanCasa does not currently provide a separate daytime-visitor program or guarantee a daytime-visitor entitlement.
6. Outdoor Use
VanCasa is principally a parking service, but that does not mean you have to remain inside your vehicle.
Reasonable outdoor use within your assigned space is generally welcome.
Subject to site-specific rules, conditions, and applicable law, you may ordinarily use things such as chairs and tables, awnings and canopies, outdoor rugs, coolers, toys, hammocks, tents, and similar personal equipment.
Tents and outdoor sleeping are not categorically prohibited. For example, a family may use a tent within its assigned space where otherwise permitted.
Keep your setup reasonably contained within your space and avoid interfering with other members or neighboring property.
Permission for ordinary outdoor use does not turn the site into a residential tenancy or give you rights to additional property.
7. Cooking and Fires
Ordinary outdoor cooking and meal preparation may be allowed where conditions permit.
Cooking is always subject to applicable law, burn bans and fire restrictions, site-specific rules, weather and fire conditions, and reasonable safety requirements.
VanCasa may temporarily or permanently restrict outdoor cooking at a particular location when required by fire risk, insurance, property requirements, law, or other legitimate operational considerations.
Fire pits, campfires, ground fires, and other open recreational fires are prohibited unless VanCasa expressly authorizes them at a particular location.
Never dispose of hot coals, grease, fuel, or other hazardous material on the ground.
8. Generators and Noise
Generators may be used where permitted, subject to site-specific safety and noise restrictions.
VanCasa does not currently impose universal quiet hours across every location. Individual sites may establish quiet hours or other noise requirements when appropriate.
At all times, avoid unreasonable noise or conduct that materially interferes with other members, neighboring residents or businesses, property owners, or normal site operations.
9. Vehicle Repairs and Breakdowns
Routine vehicle repairs and maintenance are not permitted at VanCasa locations.
This does not prohibit reasonable emergency action needed to address an immediate breakdown or enable a vehicle to leave safely. For example, changing a flat tire so you can safely depart is not treated the same as using a VanCasa space as a repair shop.
If your vehicle stalls, breaks down, or becomes immobile, you are responsible for arranging appropriate assistance and removal when necessary.
Towing and removal costs are generally your responsibility.
Please notify VanCasa when a disabled vehicle will materially affect your checkout, another reservation, or site operations.
10. Weather and Ground Conditions
Weather and ground conditions can change quickly, particularly at minimally developed parking locations.
You are responsible for assessing whether conditions are appropriate for your vehicle and your intended use.
Conditions may include rain, flooding, mud, soft ground, snow or ice, extreme temperatures, wind, wildfire conditions, and other environmental hazards.
VanCasa does not guarantee that ground conditions will remain dry, firm, or suitable for every vehicle.
If VanCasa closes a location because of unsafe or unavailable conditions, the VanCasa-initiated cancellation provisions in the Terms of Service apply.
11. Waste and Sanitation
Do not dump waste on VanCasa property.
Unless VanCasa expressly provides a designated facility, you may not dump black water or sewage, gray water, human waste, chemicals, oils or vehicle fluids, hazardous materials, or trash.
Outdoor disposal of human waste is prohibited.
Use appropriate onboard facilities or other lawful sanitation facilities.
Take your trash and personal property with you when you leave unless VanCasa provides a designated disposal facility.
Please leave your space substantially as you found it, apart from ordinary use.
12. Pets
Pets may accompany members where permitted.
Members are responsible for their pets and must comply with applicable law and site-specific requirements.
Individual locations may impose additional pet rules because of wildlife, livestock, neighboring property, insurance, safety, or other property conditions.
VanCasa does not currently impose a single detailed pet policy across every location.
13. Safe and Respectful Conduct
Use VanCasa locations lawfully and responsibly.
Do not engage in conduct that creates an unreasonable danger to people, vehicles, property, neighboring property, or site operations.
Prohibited conduct includes violence, credible threats, harassment, intentionally dangerous conduct, reckless driving, unlawful activity, and serious or repeated interference with other members or neighboring property.
Lawful private behavior is not prohibited merely because VanCasa would make a different personal choice. However, unlawful possession or use of controlled substances, intoxication-related dangerous conduct, or other behavior that creates a material safety or operational problem may result in enforcement.
VanCasa does not currently impose a special company-wide weapons policy beyond applicable law, site-specific lawful restrictions, and the general prohibition against threatening or dangerous conduct.
14. Damage and Incidentals
Members are responsible for legitimate damage caused by themselves or their guests.
Please promptly report material damage involving a VanCasa location, VanCasa equipment, property-owner property, another vehicle, or another person's property.
VanCasa may require a valid payment method to remain on file in connection with a reservation, including a reservation where your nightly parking charge is $0.
Having a card on file does not give VanCasa unlimited authority to make arbitrary charges.
Any incidental, damage, unauthorized-use, or other post-transaction charge must have a legitimate basis under the Terms of Service and these Policies. VanCasa will provide reasonable information identifying the basis for such a charge.
Whether VanCasa separately compensates a property partner for an incident is between VanCasa and that partner. A charge to a member is not automatically passed through to a property owner.
15. Unauthorized Stays
Do not occupy a VanCasa location without a valid reservation or remain after your authorized stay without VanCasa approval.
Unauthorized use may result in an unauthorized-use charge of $50 per night, subject to applicable law.
This charge does not create a right to remain at the property. Paying or owing an unauthorized-use charge does not convert the occupancy into a valid reservation, lease, tenancy, or continuing permission to stay.
If someone remains after their authorization has ended or after being lawfully required to leave, VanCasa may take reasonable lawful steps to recover access to the space, including contacting appropriate authorities or arranging vehicle removal where legally permitted.
Associated towing or removal costs may be the member's responsibility where permitted by law.
16. Site Safety and Security
Some VanCasa locations may use cameras, automated license-plate recognition, lighting, internet-connected security equipment, or other security measures.
These systems are intended to support site operations and security. They do not guarantee safety and do not mean that someone is continuously monitoring the location.
VanCasa locations may be unmanned.
Take ordinary precautions appropriate for your surroundings and secure your vehicle and personal property.

17. Emergencies and Reporting Problems
If there is an immediate emergency, contact the appropriate emergency services.
Do not rely on VanCasa as an emergency-response provider.
When reasonably practicable, please notify VanCasa about significant safety hazards, property damage, security problems, unauthorized occupancy, site-access problems, or other conditions that may require attention.
VanCasa's customer-support channels should be used for ordinary reservation, membership, payment, and site issues.
18. Property Partners
VanCasa locations may operate on property owned or controlled by third-party property partners.
Property partners do not ordinarily choose who may become a VanCasa member, approve or reject individual VanCasa reservations, administer memberships, collect VanCasa membership payments, administer VanCasa rules, or provide VanCasa customer support.
Direct ordinary VanCasa questions and issues to VanCasa rather than the property owner.
Nothing in this Policy prevents a property owner from acting where independently required or permitted by law, emergency circumstances, property rights, insurance requirements, or a specific operational situation.
19. Reservation Payments
The nightly parking charge and other required charges applicable to a reservation will be disclosed as part of the booking process.
If your membership waives the nightly parking fee, eligible stays may be priced at $0 per night, subject to availability and the applicable membership and reservation rules.
A waived nightly parking fee does not necessarily waive taxes, government-imposed charges, incidentals, damage-related charges, unauthorized-use charges, or other legitimately applicable amounts.
A $0 nightly rate does not guarantee availability or create cash value for unused stays.
For a paid reservation, payment must be successfully completed and the reservation confirmed by VanCasa.
A failed, canceled, expired, or incomplete payment may cause a temporary reservation hold to expire.
If payment has been collected but VanCasa cannot safely confirm the corresponding reservation, VanCasa may investigate and appropriately complete, refund, or otherwise resolve the transaction.
20. Reservation Cancellations
The standard cancellation deadline is 12:00 p.m. local time on the day before scheduled check-in.
This corresponds to the standard 24-hour cancellation cutoff for a noon check-in.

Canceling a reservation does not cancel or refund the underlying membership.
A $0 reservation does not create a cash refund, credit, or replacement-night entitlement when canceled.
21. Changes to Existing Memberships and Reservations
Membership status and reservation pricing are related but distinct.
A later change in membership status does not retroactively change the price or membership benefits that were validly applied when an existing reservation was created, unless the reservation itself is later canceled or modified under applicable terms.
Termination or refund of a membership removes future membership entitlements as provided in the Terms but does not automatically erase completed transactions or historical records.
Purchasing a membership does not itself create a reservation, and canceling a reservation does not terminate a membership.
22. Site Closures and VanCasa Cancellations
VanCasa may close a location or cancel or modify reservations when reasonably necessary because of weather, fire, unsafe conditions, loss of property access, construction, maintenance, legal or regulatory requirements, emergencies, property issues, operational problems, serious policy violations, or other legitimate circumstances.
Where VanCasa cancels a paid reservation for reasons not caused by the member's violation, the applicable refund provisions in the Terms of Service apply.
VanCasa may attempt to provide an alternative but does not guarantee that another space or location will be available.
23. Enforcement
VanCasa may respond proportionately to violations depending on their seriousness and circumstances.
Possible responses include a reminder or warning, reservation cancellation, temporary site or booking restrictions, account or membership suspension, removal from a location, or membership termination as permitted by the Terms of Service.
Immediate action may be taken when reasonably necessary because of an urgent safety issue, serious misconduct, fraud, unauthorized occupancy, legal requirement, or material interference with site operations.
A member may contact VanCasa if they believe an enforcement decision was made in error.
24. Site-Specific and Temporary Rules
Not every VanCasa location will have identical conditions.
Individual locations may impose reasonable additional requirements because of fire conditions, severe weather, wildlife or livestock, neighboring uses, property requirements, insurance requirements, local law, environmental conditions, site layout, or other legitimate operational needs.
VanCasa may also impose temporary restrictions when circumstances require them—for example, prohibiting outdoor cooking during a burn ban.
Site-specific or temporary rules may be communicated through the location listing, reservation information, email or account notices, signage, or other reasonable notice.
Please follow properly disclosed rules applicable to the location during your stay.
25. Pre-Launch and Pending Locations
VanCasa is building its parking network.
During development, the website or map may display locations or markets identified as planned, pending, under consideration, under letter of intent, acquired, under development, coming soon, or otherwise not yet bookable.
Seeing a location on the VanCasa website or map does not necessarily mean that it is open or available for reservations.
Its current status should be identified through the VanCasa Service.
Before accepting paid lifetime memberships for its initial launch, VanCasa intends to have one or more initial locations acquired and/or subject to executed letters of intent and to have undertaken legal review of its intended real-estate use and licensing model.
This describes VanCasa's intended initial launch process and does not guarantee that any particular property will open as a VanCasa location.
26. Estimated Launch Dates
Estimated booking, site, market, and network launch dates are estimates, not guarantees.
Development can be affected by factors such as property acquisition, negotiations and diligence, legal and regulatory review, permitting, property readiness, infrastructure, financing, insurance, weather, and other development circumstances.
VanCasa will update location status as reasonably appropriate as the network develops.
27. Changes to These Policies
VanCasa may update these Policies prospectively as the network develops and operating experience grows.
For example, future experience may require changes concerning site operations, fire and cooking, pets, generators, length of stay, vehicle requirements, site-specific conduct, or other practical matters.
Material changes will receive reasonable notice where appropriate.
Changing these Policies does not retroactively eliminate immutable benefits already granted under an existing lifetime membership.
VanCasa may also adopt temporary site rules without permanently rewriting these Policies when conditions reasonably require them.
28. Relationship to Other VanCasa Terms
These Policies should be read together with the Terms of Service, Privacy Policy, your applicable membership terms, and your reservation.
If provisions governing a particular transaction or benefit conflict, the more specific applicable terms control in the following order: transaction-specific or granted membership/reservation terms; the Terms of Service; these Member & Site Policies; and general website information.
The Privacy Policy separately governs VanCasa's collection, use, disclosure, and retention of personal information and is not intended to modify the economic or operational terms of a membership or reservation.
